A Local's Guide to Longboat Key

A quiet barrier island between Anna Maria Island and Lido Key, Longboat Key offers bayside parks, Gulf beaches, and a residential pace. Here is how the island fits together.

Longboat Key is a long, narrow barrier island with the Gulf on one side and Sarasota Bay on the other, set between Anna Maria Island to the north and Lido Key to the south. It has a quieter, largely residential feel compared with some of its neighbors, and it draws a mix of full-time residents and seasonal owners who come for the beaches, the water, and easy reach of both Bradenton and Sarasota. Whether you're visiting for the first time or thinking about buying a home on Longboat Key, here is a starting guide to how the island fits together.

One Town, Two Counties

One detail surprises many newcomers: Longboat Key is divided almost evenly between Manatee and Sarasota Counties, a split that dates back to 1921. The island is governed as a single town, incorporated in 1955, but the county line still matters in practical ways. Depending on where a property sits, its property appraiser, tax collector, and certain county services will differ, which is worth understanding before you buy. Gulf of Mexico Drive, the island's main road, runs its full length, so getting from one end to the other is simple even when the paperwork isn't.

Getting On and Off the Island

Two bridges link Longboat Key to its neighboring islands. At the north end, the Longboat Pass Bridge crosses to Bradenton Beach on Anna Maria Island, and at the south end, the New Pass Bridge leads to St. Armands Key and Lido Key, with downtown Sarasota beyond. That layout lets residents head north toward Bradenton or south toward Sarasota with similar ease, and it shapes daily routines more than people expect: which direction you drive for errands, where you meet friends for dinner, and how you plan around heavier traffic during the winter season.

Parks and Natural Areas

For an island known for its beaches, Longboat Key also has several quieter green spaces. Quick Point Nature Preserve, near the New Pass Bridge at the south end, offers sandy trails and boardwalks through mangroves, tidal pools, and views across New Pass toward Sarasota Bay. It's intentionally low-key, without playgrounds or pavilions, which is much of its appeal. Joan M. Durante Park, on the bay side about two miles from the north end, is a restored natural area with walking trails, picnic spots, and good bird watching in a setting of wetland and coastal forest.

Bayfront Park, overlooking Sarasota Bay, is the island's more active community park, with outdoor courts for tennis, pickleball, and basketball, a dog park, and pavilions. Between these parks and the beach itself, it's easy to spend a full day outdoors without ever leaving the island.

Homes and Everyday Life on the Key

Housing on Longboat Key ranges from Gulf-front condominium buildings to single-family homes along the bay and on canals, and much of it sits within a condominium or homeowners association. Those associations often have their own rules on leasing, pets, and renovations, so reading the documents carefully is part of buying here. As on any barrier island, flood zones, elevation, and insurance deserve attention early in your search, and our primer on flood zones and insurance is a useful place to begin. Life on the key also follows the seasons, with a livelier winter as snowbirds return and a slower, warmer summer shaped by afternoon storms.

Owning a Second Home or Rental Here

Many Longboat Key owners split the year between the island and another home, and some lease their property while they're away. If that's your plan, start with your association's leasing rules and any local requirements, since both can limit how and how often a property can be rented. For owners who want a reliable tenant without managing every detail from out of town, property management on Longboat Key can handle tenant placement, maintenance coordination, and day-to-day communication.
