How to apply for a rental

A straightforward process, applied the same way for every applicant.

  • Apply through the official listingEach listing links to its application. Apply there directly rather than through a general inquiry form.
  • Consistent, written criteriaEvery application is measured against the same qualification criteria, applied in compliance with Fair Housing laws.
  • Have your documents readyTypically proof of income, identification, and rental history. Specifics are listed with each individual application.

Getting settled

Moving in

Once your application is approved, here’s what to expect before you get your keys.

  • Lease signing & move-in date coordination
  • Move-in inspection and property-condition documentation
  • Setting up utilities in your name where applicable
  • Key and access handoff

Routine maintenance

For anything that isn’t an emergency — a leaky faucet, an appliance issue, a burnt-out fixture — submit a request through the Tenant portal. Describe the issue and include photos if you can; we’ll coordinate with a vendor from there.

Two things every tenant should know.

In an emergency

For fire, a medical emergency, immediate danger, or a suspected gas leak, call 911 or the appropriate utility emergency service first. Once everyone is safe, contact property management through the approved process so we can coordinate next steps.

Protect your information

Never send Social Security numbers, banking details, driver’s license images, or application fees through a basic website form or email. Use only the official secure AppFolio application and portal for sensitive information and payments.

Tenant responsibilities

A good tenancy runs on a few consistent habits.
  • Pay rent on time through the Tenant portal
  • Report maintenance issues promptly
  • Follow lease terms regarding pets, guests, and property alterations
  • Maintain the property in good, clean condition
  • Carry renters insurance if required by your lease
  • Provide proper notice as outlined in your lease

Lease renewals

  • We reach out ahead of your lease-expiration date with renewal options
  • Let the office know early if you'd like to renew or discuss changes
  • Renewal terms are documented in writing, the same as your original lease

Moving out

  • Provide notice as required by your lease
  • A move-out inspection is scheduled near your move-out date
  • Return keys, fobs, and any access devices
  • Security-deposit accounting is documented and compared against move-in records
