Tenant Placement

Tenant Placement

A lease-only service for owners in Manatee and Sarasota Counties who want a qualified tenant found and placed — then plan to self-manage the tenancy from there.

How it works

We find and place the tenant. You take it from there.

Placement covers everything from pricing the property to a signed lease and a documented move-in — the same care as full-service management, scoped to getting a qualified tenant in place.
  1. 1

    Rental-price recommendation

Using comparable rentals, property condition, and current demand, we recommend a competitive asking rent for your property.

  2. 2

    Marketing

Your property gets professional listing exposure designed to reach qualified renters quickly.

  3. 3

    Showing coordination

We coordinate showings with prospective tenants so you aren't managing a calendar of requests yourself.

  4. 4

    Written application criteria & screening

Every applicant is measured against the same consistent, written qualification criteria, applied in compliance with Fair Housing laws.

  5. 5

    Lease preparation

Once an applicant is approved, we prepare the lease agreement for signature by both parties.

  6. 6

    Move-in & security-deposit documentation

We complete move-in documentation and record the security deposit and move-in property condition before handing the file to you.

After move-in

A clean transition to self-management

Once the lease is signed and the tenant has moved in, we hand the file to you — organized and ready — so you can take over rent collection, maintenance, and communication directly.

What you receive at handoff

  • Signed lease agreement
  • Move-in inspection & condition documentation
  • Security-deposit documentation
  • Tenant contact information
  • Completed application file

Placement vs. full-service

Not sure placement is enough?

Placement ends when the lease is signed and the tenant moves in. Full-service management continues for the life of the tenancy — you can start with one and move to the other.

Tenant placement (this service)

We price, market, show, screen, and lease the property, then hand it back to you to self-manage.

  • One-time placement
  • You collect rent directly
  • You coordinate maintenance
  • Upgrade to full-service anytime

Full-service management

Everything in placement, plus ongoing rent collection, maintenance coordination, owner reporting, renewals, and move-out handling.

  • Continues for the life of the tenancy
  • Online owner statements & reporting
  • Emergency maintenance coordination
  • Lease renewals & move-out coordination

Many owners start with placement and move to full-service management later if self-managing turns out to be more than they want to handle. The transition is straightforward — just let us know.

Questions

Tenant placement FAQ

What's the difference between tenant placement and full-service management?
Tenant placement is a lease-only service: we price, market, show, screen, and place a qualified tenant with a signed lease, then hand the property back to you to self-manage. Full-service management continues through the life of the tenancy — rent collection, maintenance, renewals, and more.
Can I upgrade to full-service management later?
Yes. Many owners start with placement and move to full-service management if self-managing becomes more than they want to handle. We make that transition straightforward.
