Buy a home with a clear plan and local guidance

From your first conversation to closing day, we help you search with a plan, evaluate properties clearly, and negotiate on solid ground across Bradenton, Lakewood Ranch, Parrish, and the surrounding Gulf Coast.

Buying, simplified

A process built around your goals and timing

Every buyer's situation is different — a first home, a next home, or an investment purchase. We start by understanding what you're trying to accomplish, then build the search and the plan around it.
  • One point of contact from your first search to closing day
  • Local knowledge of Bradenton, Lakewood Ranch, Parrish, Palmetto, Ellenton & Sarasota
  • Introductions to lenders, inspectors, and closing professionals we've worked with before
  • Straightforward answers, even when the honest answer is ‘let's wait and see’

How it works

The buyer journey, step by step

A purchase moves through predictable stages. Knowing what's ahead makes each decision easier.
  1. 1

    Initial consultation

We start with a conversation about your goals and timing, and review how buyer representation and compensation work — in writing, before you commit to anything.

  2. 2

    Financing & lender prep

If you'll be financing the purchase, we can introduce you to lenders in our network (you're always free to choose your own) so you understand your budget and get pre-approved.

  3. 3

    Search strategy & alerts

We translate your must-haves and nice-to-haves into a focused search, then set up alerts so you hear about new matches as soon as they hit the market.

  4. 4

    Showings & evaluation

We coordinate showings and walk properties with you, weighing condition, location, and price against recent comparable sales.

  5. 5

    Making an offer

When you find the right property, we prepare an offer built around your goals, the home's condition, and current market conditions.

  6. 6

    Negotiation

We negotiate price, terms, and contingencies on your behalf and keep you informed after every exchange with the seller's side.

  7. 7

    Inspections & due diligence

We coordinate inspections and help you understand the findings, so you can make an informed decision about how to move forward.

  8. 8

    Appraisal & financing milestones

We track your lender's requirements and the appraisal process, flagging anything that needs your attention along the way.

  9. 9

    Final walk-through & closing

We confirm the property's condition, review closing documents with you, and coordinate the details through signing.

  10. 10

    After closing

We're still here — for questions, referrals to local professionals, or whenever you're ready to make your next move.

Buyer FAQ

Common questions from buyers

Do I need to be pre-approved before we start looking?
It's one of the most useful first steps. A pre-approval from a lender clarifies your budget and strengthens your position when you're ready to make an offer. We can point you to lenders in our network, though you're always free to choose your own.
How much does it cost to work with a buyer's agent at Legacy?
We'll review how buyer representation and compensation work during your initial consultation, in writing, before you commit to anything. Real estate commissions are negotiable and not set by law, and the specifics depend on the transaction.
Can you help with new construction?
Yes. We represent buyers on new construction and can help you compare builders and communities, understand contracts and timelines, and coordinate inspections. Having your own representation at no obligation to the builder is generally to your advantage.
How do property alerts work?
Once we understand your criteria, we set up a search so you're notified when matching homes come on the market. That helps you act quickly in a market where good listings can move fast.
What happens after my offer is accepted?
We coordinate the milestones — inspections and due diligence, appraisal and financing, the title process, and a final walk-through — and keep you informed at each step through closing and beyond.
