How to Prepare Your Rental for Hurricane Season

A rental property demands a different kind of hurricane preparation than a home you live in yourself, mainly because you are usually not the one standing in it when a storm approaches. Between June and November, owners of rental property in Manatee and Sarasota County need a plan that accounts for a tenant's safety, the property's condition, and the paperwork that protects both sides if a storm causes damage. Here is what that plan should include.

Communicate With Tenants Early

Tenants need to know what is expected of them before a storm, not during one. Get the Physical Property Ready

Much of the pre-season checklist for a rental mirrors what any homeowner should do: trim trees near the roofline, clean gutters, check the roof for loose material, and confirm shutters or impact windows are ready to use. A few items matter more for a rental specifically. Make sure any HVAC condenser unit is properly strapped down, confirm your tenant knows where the main water shut-off is located, and if the property sits vacant during storm season, treat that gap as a reason for extra attention rather than less, since no one is on-site to notice a problem early.

Document Condition Before and After

Photograph or record video of the property's condition before hurricane season begins, and again immediately after any storm that affects the area. This protects you in an insurance claim, and it also protects you from a dispute later over whether damage was storm-related or simply pre-existing wear.
