Tenant Placement Versus Full-Service Management

Two common ways to work with a property manager — and how to tell which one fits your situation.

Owners often ask whether they need full management or just help finding a good tenant. Both are valid; the right choice depends on how hands-on you want to be.

Tenant placement (lease-only)

With tenant placement, we handle pricing, marketing, showings, screening against written criteria, and lease preparation — then place a qualified tenant and hand the property back to you to self-manage day to day.

Full-service management

Full-service management continues through the tenancy: rent collection, maintenance coordination, communication, evaluations, reporting, renewals, and move-out. It's for owners who'd rather not handle operations themselves.

Which should you choose?

• Comfortable handling maintenance and rent yourself? Placement may be enough.
• Out of the area, busy, or managing several properties? Full-service usually fits better.
• Not sure? Start with placement — you can upgrade to full-service later.
