Brandon

An established Hillsborough County suburb built around shopping, subdivisions, and an easy Tampa commute

Overview

Brandon is a large, unincorporated suburban community in Hillsborough County, east of downtown Tampa along State Road 60 and the Selmon Expressway. It grew rapidly from the 1980s onward into one of the area's major suburban hubs, anchored by Westfield Brandon and a wide base of surrounding subdivisions.

Housing is mostly single-family, spread across established communities like Bloomingdale, Providence Lakes, and Lake Brandon, along with newer construction further out and a growing number of townhomes. The Selmon Expressway gives residents a fairly direct route into downtown Tampa, which has made Brandon a long-standing option for commuters who want more room than they would find closer to the city center.

Legacy Real Estate Associates is based in Bradenton and does not maintain a Brandon office, but we work regularly with buyers relocating to the Tampa area who are considering Brandon for its value and commute, as well as investors looking at the suburban rental market here.

Questions

Brandon FAQ

Does Legacy Real Estate Associates have an office in Brandon?
No. Legacy is based in Bradenton, and Brandon falls outside our home market, but we work with buyers relocating to the greater Tampa area and investors considering Brandon specifically, guiding the search and transaction the way we would in any market we serve.
Why do buyers choose Brandon over living closer to downtown Tampa?
Brandon generally offers more home for the money and a more traditional suburban feel than in-town Tampa neighborhoods, while still keeping a fairly direct commute into the city via the Selmon Expressway. That trade-off between space and commute time is the main decision point for most buyers considering it.
What is the housing stock like in Brandon?
Brandon is made up of many individual subdivisions built mostly from the 1980s onward, so home age, lot size, and amenities vary considerably from one community to the next. We help buyers relocating from out of the area understand those differences rather than treating Brandon as a single, uniform market.
Is Brandon a good area for rental investment?
Its size, suburban housing stock, and commuting access to Tampa make it a market worth evaluating for rental investment, though returns depend on the specific property, HOA rules, and current rents rather than the area in general. We can help walk through the numbers on any property under consideration.
