Lithia
Overview
Lithia is a largely rural, unincorporated area in eastern Hillsborough County, southeast of Brandon and Valrico along Lithia Pinecrest Road. It has more open land, tree cover, and acreage than most of the county's suburban belt, which is part of what draws buyers here.
The Alafia River runs through the area, and much of Lithia's land use still reflects its agricultural and ranching history, even as custom homebuilders have moved onto larger parcels. Lithia's zip code also includes the FishHawk Ranch master-planned community, though Lithia itself extends well beyond that single development into quieter, more spread-out surroundings.
