Hillsborough County, FL

Valrico

An established Hillsborough County suburb of mature neighborhoods, golf communities, and larger homesites.

Overview

Valrico is an unincorporated community in central Hillsborough County, just east of Brandon along State Road 60. It grew up earlier than many of its South Shore neighbors, so its neighborhoods tend to have more mature landscaping, larger lots, and a longer settled history.

The area covers a wide range, from golf course communities like Bloomingdale and River Hills to older ranch-style homes on an acre or more toward its eastern and southern edges. That range gives buyers real choice between a low-maintenance subdivision and a property with room to spread out.

Legacy Real Estate Associates represents buyers and sellers relocating to or investing in Valrico. We are based in Bradenton rather than Hillsborough County, but Valrico falls within the broader Southwest Florida market we work every day, and we apply the same standard of contract review and negotiation here that we do at home.

Location

Valrico sits in central Hillsborough County immediately east of Brandon, roughly between State Road 60 to the north and Bloomingdale Avenue to the south, with Interstate 4 and the Selmon Expressway both within reach for a Tampa commute. It borders Lithia and the FishHawk area to the southeast and Seffner to the north, placing it in the middle of the county's established suburban belt.

Questions

Valrico FAQ

Is Legacy Real Estate Associates local to Valrico?
Legacy is based in Bradenton, about an hour southwest, so we do not have a physical office in Valrico. We do represent buyers and sellers relocating to or investing in Valrico regularly, working alongside local inspectors, lenders, and title companies to manage the transaction the same way we would closer to home.
What makes Valrico different from newer Hillsborough County suburbs like Riverview?
Valrico developed earlier, so its housing stock and landscaping are generally more mature, and lots tend to be larger. It has less new-home construction underway than areas like Riverview or FishHawk, which means resale condition and updates matter more when comparing homes.
Are there acreage or horse properties in Valrico?
Yes, particularly toward the eastern and southern parts of the area, where some parcels run to an acre or more. These properties come with different considerations than a standard subdivision lot, including well and septic systems in some cases, which we review carefully with buyers before making an offer.
What should sellers in a golf community like River Hills or Bloomingdale know before listing?
Buyers looking specifically at a golf course community are often comparing club membership structure, dues, and course access alongside the home itself, not just square footage and finishes. We make sure that information is documented and presented clearly so it does not become a surprise during due diligence.
